The directors of Medway & Law have over 40 years combined experience in dealing with commercial property in London and the Home Counties. This extends to a range of property uses that fall within the recently updated Class E category such as office, retail, leisure, industrial and medical property.

In addition to commercial property agency Medway & Law cover lease advisory for a range of landlord and tenant clients, typically advising on rent reviews, lease renewals and lease re-gears. Where required we are also able to provide expert witness and arbitration reports if property negotiations remain in dispute.

Being an innovative chartered surveying practice we can adopt a bespoke service to provide expert advice to suit clients’ requirements, aided by a detailed knowledge and understanding of the commercial property market.

With a wealth of contacts and market knowledge our clients benefit from our independent property acquisition service where we are able to search,  negotiate and secure terms on their behalf.

We are more than happy to discuss our services in detail. For more information please contact our main office number 0207 043 0111 or alternatively please email info@medwayandlaw.co.uk.

If you are looking to let or sell your commercial property in London then we can offer competitive rates and are happy to provide a free market appraisal. Please contact Ashley Medway on 0207 043 0111.

We offer flexible agency terms and conditions so that you are not tied into a long term contract.

For tenants with property they no longer wish to occupy we can assist with sub-letting or assigning the lease on their behalf. In some cases landlords are happy to surrender back the lease if a suitable alternative can be found and we often explore this as part of our service to clients. Medway & Law can guide clients through the various options available if you are looking to dispose of your lease.

We also work with many landlord clients and our experience enables us not only to advise on appropriate rent but the salient terms of any new lease.  We can also provide property asset management advice where necessary to help realise the potential.  Finding a long term secure tenant on market terms is often the main focus for many landlords and we aim to achieve this within the shortest time-frame possible.

It may be a challenging time to be in business, but it’s a good time to find a new business space as there are some interesting opportunities around and attractive deals on offer for occupiers looking to buy or rent property.  There is an increasing supply of commercial property coming to the market across most use classes and now could be an opportune time to take advantage of this.

We have detailed market insight and are seeing the ever-changing terms on offer. Acquiring commercial premises comes with many challenges and without expert advice it is easy to enter in to onerous lease terms and not maximise the full financial incentives that could be on offer.

For commercial owner occupiers and tenants relocating or finding their first premises, we offer a service which provides advice from start to finish, improving the property acquisition experience and taking advantage of the best terms available.

A meeting to go through your requirements and details is the best way to start things off and part of the service we can provide is as follows:

  • Agree property search criteria including use, size, budget and location etc
  • Using our contacts and databases provide a schedule of suitable options
  • Arrange viewings and assistance with inspections
  • Advice on lease terms, rental values and market incentives
  • Provide and negotiate heads of terms on tenants behalf
  • Measure and agree floor areas
  • If required provide schedule of conditions to limit repair liability
  • Assist with introducing fitout companies that suit requirements
  • If required liaise with solicitors through to completion

Where we are not acting for the landlord we are able to provide the acquisition service.

Even if you are a strong negotiator it is normally best if you don’t try to go it alone. A good acquisition agent is essential, we know what landlords have been offering to lure tenants and we will also be able to find off market opportunities.  We therefore look to achieve significant savings on behalf of the client. If you would like to discuss any of this in more detail then please contact Ashley Medway on 0207 043 0111.

With up-to-date knowledge on current legislation, we can advise on landlord and tenant matters, from drafting new leases, lease surrenders and lease re-gearing.

It is often important to first establish if the lease is held within the security of tenure provisions of the Landlord and Tenant Act 1954. The Act was created to provide security of tenure to business tenants. If the Act applies the relevant business tenancy will not automatically end upon expiry of the contractual term of a lease, if the tenant remains in occupation for the purposes of a business. Invariably a notice needs to be served by either the landlord or tenant. It is essential these are served at the correct time to protect the position of the parties.

When it comes to lease renewal negotiation its often best to consider your options well in advance of the lease expiry date; particularly when the lease is outside The Act and no lease security exists as at the date of expiry.  For tenants we can advise on alternative properties which may also assist with the negotiation of the lease renewal and helping to fully consider all the options available. For landlords we can consider the marketing options for your property where it looks likely that the tenant will not renew their existing lease.

We thrive on achieving the best terms possible for the client; please get in touch if you have a commercial lease expiry approaching. For further information please contact Robert Law or Ashley Medway on 0207 043 0111.
